Inside

If the inside of your property is inviting it will generate an emotional response from a potential buyer. Set aside some time to refresh the interior of your property. Consider what you would be looking for if you were the buyer.

· Fresh Paint
A coat of paint is a quick and cost-effective way to brighten your property. A neutral colour scheme makes it easier for prospective buyers to visualise themselves and their furniture in your home. Ensure you repair any cracked or damaged areas.

· Floor Coverings
Steam-cleaning carpeted areas is a must. It eliminates pet smells, brightens the house and often enhances your home by making rooms appear larger. Consider revarnishing floorboards and tiles to add instant value to your home.

· Storage Areas
Storage space is important because it determines whether a buyer’s possessions will fit in your property. Eliminate clutter by re-organising kitchen cupboards, wardrobes, and storage areas for a more spacious environment. Consider external storage options during the selling period.

· Furniture
Furniture affects the mood of a property. It can be worth hiring furniture to show off rooms to best effect, or removing large items temporarily throughout the marketing campaign. You’ll be surprised what a difference it makes to the look and feel of the property.

· Kitchen
The kitchen is often one of the main factors that influence a buyer to make a decision. Buyers look for space, cleanliness and functionality in this important room. Make sure cupboards are neat and tidy. The less clutter the larger the space appears. Fresh fruit always brightens a kitchen

· Bathroom
A sparkling, sweet-smelling bathroom, with neatly folded towels and a few personal touches, makes all the difference. Ensure this room is as neat and clean as possible.

First Impressions Count

Selling your property is an exciting and busy time. PRDnationwide has a wealth of experience in selling properties, so we know what buyers look for.

We know they start forming an opinion even before they walk through your door at the very first inspection.

To achieve the best possible price for your home, you must ensure the features that make your property unique are highlighted and distractions are kept to a minimum. Buyers look for negatives to give them bargaining power in negotiations, and the cost of minor repairs soon add up.

This should not be a costly exercise. It is the little things that count. Your PRDnationwide agent is there to provide you with advice and recommend small inexpensive changes.

This booklet contains some inexpensive and effective suggestions on how to prepare your home for sale, to ensure you achieve the best possible price in today’s market. However, always consult with your PRDnationwide agent to ensure you don’t over-capitalise.

Dolls Point

What was once considered a deserted landscape, thought to be uninhabitable is now home to 1,660 residents. Dolls Point takes its name from the geographical formation on Botany Bay. Legend has it, that an escaped convict hid in the deserted landscape to hide from authorities.

The beach between Cooks River and Georges River was formerly named Seven Mile Beach, but in 1874 it was changed to Lady Robinsons Beach to honour the Governor’s wife.

Dolls Point today is a beautiful residential suburb with quiet streets and an uncluttered landscape. The suburb has a very neighborly atmosphere due to its village feel. Dolls Point is not only just these, but it also has nice waters for sailing, scenic water views and abundant parklands throughout.

What’s in Kogarah?

For those who are mulling over the possibility of purchasing or renting a property in Kogarah but aren’t too sure about the area, let this blog help you decide.  We know we’ve done a blog previously about Kogarah, but we assure you, this is different. This blog provides some knowledge on Kogarah’s features, services, community areas etc.

Starting with the shopping centre in Kogarah, along Regent Street you can tell that Kogarah is a fantastic area to live. There are plenty of shops for all your necessities and wants filled with friendly staff. Starting from the corner of Gladstone Street and Regent Street, the shopping centre continues on for 600metres till the corner of Railway Parade and Gray Street.

Finding your way around in Kogarah with public transport is effortless. With busses continuously running day in and out, through the back streets and along the main road, stopping at all the major and minor stops, there’s almost no need to drive. The Kogarah train tracks run along the New Illawarra and Waterfall train line, which leads to Hurstville or Rockdale, depending which direction you go, which are two major suburbs in the St George area.

Kogarah High School opened in 1876 as a public school featuring a teacher’s residence. The new train station at the time brought much popularity to the area giving students easier access to the school and the school an increased amount of enrolments. In 1892 the school was redesigned to accommodate students doing secondary work. In 1909 the school functioned in three sections, an infants, primary and girl’s intermediate High School.

Kogarah Council hosts an annual music festival and this year’s will be “the 9th Annual Music in the Park” being held on Sunday 18th of March at Oatley Memorial Gardens. It’s a free event always with great success featuring a line up of performers of all sorts of jazz styles. Not only is there entertainment but there’s also a barbeque lunch available, offering soft drinks and coffee. This year’s festival will be even more eventful with Oatley Wines providing a selection of wine.
